GENERAL QUESTIONS:
Q. 1: How many storey I can rebuild or Reconstruct?
ANS: It depends on the Zoning of the Lot. We can assist you to check the URA Map and Zoning about it.
Q. 2: If I have an Architect’s drawing, what can I do with it?
ANS: You can forward to us any Architectural drawings or sketches, and we will usually make a site visit to meet the client, run through the works and know the site condition. We like to keep communication open as much as possible, and our aim is to deliver exactly what our clients require and what makes them happy.
Q. 3: If I want to do a Reconstruction Project, do I need to totally teardown the Existing structure?
ANS: No Need. If you tear down the Existing structure you are required to construct HS (Household Shelter) in order to obtain FSSD (Fire Safety and Shelter Department) Clearance. In this sense, the budget to build will also increase.
Q. 4: What are the Construction Timeline or span per Project?
ANS: For Addition & Alterations Project – it will take 6 to 9 months (upon the Issuance of Permit to Commence)
For Reconstruction Projects – it will take 10 to 12 months (upon the Issuance of Permit to Commence)
For New Erection Projects – it will take 12 to 13 months (upon the Issuance of Permit to Commence)
Q. 5: What is the estimated Cost of Construction?
ANS: The estimated Cost of Construction will be based on the area of the house per square meter. This November 2014, the cost range is from S$220-S$250 per square meter and definitely going upwards.
Q. 6: What are the Submission Timeline and Departments to submit for Approval?
ANS: Upon awarding and signing the timeline is around, 3 months before we obtain the Permit to Commence Work. The Departments involve in the submissions are URA, BCA, BCA-ST, SCDF-FSSD, LTA/NParks & CBPU.
Q. 7: You are Builder/Contractor, if I engage you in a Project; do I need to have a separate Architect, Structural Engineer, Surveyor, QS, Electrician and Plumber?
ANS: No. Euro Builder & Electrical Pte Ltd is a One-Stop Turnkey Construction company. We have in-house Architectural Designer, Structural Engineer, Surveyor, QS, Electrician and Plumber. That can offer good design, efficient space planning, gorgeous Interior Design layout and effective Mechanical/Electrical items.
Q. 8: As an owner, if I have friends or relative offering Sub-con Services can I work with them too while engaging at Euro Builder?
ANS: Yes, but should have a proper Insurance coverage to be purchased by the nominated Subcon. There will be attendance fee and levy for coordination and supervision.
Q. 9: In terms of Prize Competitiveness, what can Euro Builder say about it?
ANS: Euro Builder is very competitive. We have our own workers and designers that have the specialty in the field of Architectural, Mechanical, Electrical, Plumbing and Project Management. We only engaged to Sub-Con for the installation of Aluminum Windows, Timber Flooring and Wooden Doors.
INTERIOR DESIGN:
Q. 1: What can you offer in terms of Interior Design?
ANS: In terms of Interior Design Euro Builder can assist you with Space Planning and 3D Layout. Aim to obtain Owner’s preference in design concept, layout, colours and architectural style.
MECHANICAL & ELECTRICAL:
Q. 1: What can you offer for Mechanical & Electrical?
ANS: Euro Builder will provide you Bathroom Detail, Sanitary & Plumbing Layout, Air-con Layout and piping, Lighting Layout, choosing of proper Lighting fixtures and other related items.
PROJECT MANAGEMENT:
Q. 1: During the Construction, will Euro Builder provide site Foreman and Project Manager?
ANS: Euro Builder will provide 1 Foreman and 1 Project Manager (PM) per site. Before, during and after Construction Owner can coordinate to Euro Builder through email, phone calls, SMS, whatsapp or viber for any project related matters. We also provide Site Administrator which you can contact from Monday to Friday, 9:00am to 6pm. Our Customers satisfaction is Euro Builder’s Top priority.

Q. 1: We all know that today’s technology is rapidly changing, how can Euro Builder cope up with this changes?
ANS: Euro Builder & Electrical Pte Ltd is very aware of the latest fad and trends in this New Millennium. For example, Euro can assist to integrate a Home Intelligence System. With this, Owner can help measure usage to reduced Electrical consumption cost.

Q. 1: What are the breakdowns of Payment Terms?
ANS:
The breakdown of payments will include the following:
1. Only 5% down payment
2. Submit Monthly Claim with Evaluation Report for Monthly Progressive Payment
WARRANTY:
Q. 1: As Owner, what are the types of Warranty I can expect from Euro Builder & Electrical Pte Ltd?
ANS:
Euro Builder & Electrical Pte Ltd can give Warranty as follows:
1. For Normal finishes (e.g. Tiling, Timber Flooring, Timber Door) – 1 year Warranty
2. For Aluminum Doors & Windows – 3 years Warranty
3. For Waterproofing – 10 years Warranty
